Timescales

The average transaction takes 8 to 10 weeks however it depends on the complexity , and the length of the chain involved . When selling, we will send you a Property information form and a Fixtures and fittings form to complete. When the buyers conveyancers raise thier enquiries , we may refer some further questions to you about the property being sold  . If you are purchasing then it is prudent to firstly get a mortgage offer arranged in principle and then make the offer . Once the offer is accepted ,then instruct your conveyancer and inform your mortgage lender. The conveyancer will then raise enquiries on the contract and submit searches on your behalf . These usually take 2 to 3 weeks .  Once your lender has surveyed the property , the mortgage offer will be issued to you and your conveyancer . You will then receive a written report with the contract and all the details about the property you are buying . Once you have reviewed the report , signed contracts are returned to your Lawyer together with your deposit for exchange . Once contracts are exchanged a completion date is set at least a week later and the transaction is legally binding . On the day of completion you receive keys around lunchtime from the estate agents. All that is left is to unpack, and enjoy your new home !
